We aim to provide a service to our tenants that exceeds their expectations. Please search our listings and register your details even if a suitable property does not appear as our available stock changes daily.

Once you have selected a property we will ask you to pay a holding fee which covers the cost of the credit check and reference process and includes your contribution towards preparing the inventory and schedule of condition. We will usually email you an online form to fill in and turnaround time is around five working days.

The minimum term for a tenancy agreement is six months under an Assured Shorthold Tenancy. Unless otherwise agreed we will require payment of one months rent in advance and the equivalent of one and a half months rent to be held as a deposit if the tenant has no pets. If a pet is to reside at a property then the equivalent of two months rent will be required as a deposit. Rent will thereafter be paid monthly in advance by standing order.


Criteria required to rent a property:

  • Aged over 18 years old
  • In full time permanent employment for at least 3 months
  • Meet affordability criteria
  • Have good credit history


Administration fees:

  • Holding Fee - £235 Inc VAT (single applicant)
  • Additional Applicants (over 18 years) - £100 Inc VAT
  • Guarantor Fee (if applicable) - £120 Inc VAT
  • Tenants Contract Renewal Fee - £60 Inc VAT

Administration fees are non refundable once paid to hold a property.

Documentation required prior to signing tenancy agreement:

  • Photo ID
  • Utility bill with current address (dated within the last 3 months)
  • Most recent pay slip
  • National Insurance number
  • Bank Statement (dated within the past 3 months)


Referencing procedure:

Every tenant over the age of 18 who are applying to take on a new tenancy must be referenced to ensure they meet our criteria. All of our references are carried out by a company called Endsleigh. The reference procedure will look at the following:

  • Credit check
  • Employment reference
  • Proof of residence/landlord check
